Elaine Bank's new life begins in her attorney's office at the closing of her new home after her divorce is finalized. As a successful realtor, she is able to afford for her daughter and herself a beautiful new home in an upper middleclass town with her live in nanny. As she settles into her new life, she is thrown into the politics of her daughter's school while trying to compete in her ever changing highly competitive luxury real-estate office. With many new challenges, Elaine starts to realize that the hard economic times has affected her and her coworker's business and getting qualified clients has become increasingly more difficult. A new influx of management and new recruits has tilted the balance of availability of leads and opportunities in the office that she once enjoyed being a part of. Along the way, Elaine meets the very successful and charming Michael Mason. Michael is established in the financial world and newly divorced himself. The instant attraction between Elaine and Michael is obvious to the managing broker, John, who is not happy with their new romance. John is the listing agent/broker of Michael Mason's luxury home by referral and does not want Elaine involved with his business and leads. As Elaine's and Michael's romance blossoms, they stumble onto mysterious health records of people who have had their homes listed and financed with her company. They come across some confidential information about people including Patricia Plante. Elaine becomes obsessed with finding out more about Patricia Plante when she starts to get phone messages for her on her new number. Upon Elaine's continued coincidental stumblings of Patricia Plante's life, she and Michael learn that she lives in Alpine, New Jersey and her broker has a file on her. Elaine even goes as far as following Patricia from her home to Brooklyn then onto the MET in New York City. Elaine and Michael are astounded to learn from Michael's detective friend that Patricia Plante is an illegitimate child of Royal blood. The other individuals whose files Elaine finds in her broker's office are tied to a beautiful new development that has been built on the old properties of the deceased office's clients. Their suspicions about suspicious coincidental pancreatic cancers fuels their adventure to discover the truth which only leads to deep philosophical conversations and many different possibilities. The possible causes of illness, corrupt financial bankers who have incorrectly rated mortgage loans, other white collar crimes that have legal loop holes and the dynamics of the PTO at Elaine's daughter's school are the bonding intellectual topics that Michael and Elaine explore that are Under The Radar.

Patricia O'Neill Hogan has what seems to be a screenplay
(although it's not labeled as such, the format seems to be
that) and this reviewer has to admit it lies outside his
normal reading experience. I don't know if it works as a
screen play. I do know it works as an excellent story that,
to my way of thinking, could have better been told in
regular novel format. The author has captured the essence of
what was (and may still be) going on in the real estate
business as our economy collapsed (from the very things the
author cites through her heroine), coupled it with intrigue
and romance and developed a fast-moving plot. That's all
nicely summarized on the back cover. The story works, the
characters live and the mysteries boil up throughout the
story.

There's a difficulty in using the screenplay format for a
story of this complexity - the characters have to embark on
lengthy speeches to give us settings, history, their
normally unspoken thoughts and all the other underlying
techniques that flesh out a novel and keep the reader
involved. The screenplay format becomes almost an outline
(and, in fact, is the director's roadmap). It also forces
descriptive dialogue that doesn't quite sound natural.
People, especially in midst of romance, mystery and intrigue
just don't make speeches - their conversations are
interviewed with others and have more of tendency to be
almost in short-hand. The "scene-setting" texts seem to give
a good image of the surroundings and the people but, since
it would be the actor's screen presence that brings the
character to life, it is difficult to really get a flavor of
the person ("creepy" is used to describe the crooked
real-estate and lending people, for example). I have some
difficulty in defining creepy and getting a good mental
image of the interplay between people.

I would enjoy reading a standard book from Ms. Hogan because
I think she would flesh out many scenes as well as lay a
solid foundation for future scenes. Since she elected to use
the screen-play format, I can't really rate her effort - but
as a story teller she can, indeed, write an interesting and
fast-moving plot.
